Commercial Properties Require a Different Level of Assessment

Commercial mold assessment is not the same as a residential inspection scaled up. Commercial buildings have more complex HVAC systems, higher occupant densities, regulatory compliance requirements, and liability exposure that residential properties do not. The assessment methodology, reporting format, and standards applied need to match that complexity.

Coastal Air Assessments has assessed mold conditions in commercial properties throughout South Florida — offices, medical and dental practices, restaurants and commercial kitchens, schools and educational facilities, multi-family residential buildings, retail spaces, and large commercial buildings. That field experience across diverse commercial building types is what the InstaScope® readings mean in a commercial context.

InstaScope® on-site detection — with the field experience to read it. We use the InstaScope® direct-to-result airborne mold detection system across all property types — condos, single-family homes, and large commercial buildings. But the instrument is only part of the equation. After years of assessments across thousands of South Florida buildings, we know what the readings mean in context. A result that indicates a serious problem in one building type may read differently in another. That pattern recognition, built from real-world field data across South Florida’s diverse building stock, is what makes the difference between an experienced assessor and someone who just owns the equipment.

Commercial property types we assess:

  • Office buildings — single-tenant and multi-tenant, including occupant complaint investigations and IAQ assessments following water damage events
  • Medical and dental offices — regulatory compliance, patient safety, and indoor air quality standards for healthcare environments
  • Restaurants and commercial kitchens — high-humidity environments with specific mold and moisture challenges in cooking areas, walk-ins, and exhaust systems
  • Schools and educational facilities — AHERA compliance, occupant health concerns, and IAQ investigations for classrooms and common areas
  • Multi-family residential buildings — condominiums, apartment complexes, and assisted living facilities requiring whole-building or unit-specific assessments
  • Retail and hospitality properties — mold conditions affecting customer-facing spaces and back-of-house areas
  • Industrial and warehouse facilities — building envelope assessment and moisture conditions in large-footprint structures

What commercial mold assessment includes:

  • Systematic visual inspection scaled to the building footprint and occupancy type
  • InstaScope® airborne readings throughout occupied and mechanical spaces
  • Moisture mapping of affected and at-risk areas
  • HVAC system evaluation including rooftop units, air handlers, and ductwork serving affected areas
  • Air and surface sampling per AIHA field investigation protocols
  • Written report with findings, laboratory data, and remediation scope suitable for property management, building ownership, insurance carriers, and regulatory compliance

Frequently Asked Questions

How is commercial mold assessment different from residential?
Commercial assessments involve more complex HVAC systems, larger square footage, higher occupant densities, and often regulatory compliance requirements that don’t apply to single-family homes. Reporting needs to address property management, building ownership, insurance carriers, and sometimes regulatory agencies simultaneously. Our commercial assessment methodology follows AIHA field investigation guidelines and IICRC S520, scaled to the scope and complexity of the specific building.
Do you assess multi-family residential buildings and condominiums?
Yes. We assess individual condo units, common areas, and whole-building conditions in multi-family residential buildings throughout South Florida. Condominium mold disputes — between unit owners and associations, or between owners and neighboring units — require exactly the kind of independent assessment we provide. Our findings are documented to withstand scrutiny from all parties involved.
Can you provide documentation for AHERA or regulatory compliance?
Yes. Coastal Air Assessments holds AHERA accreditation and follows AHERA guidelines where applicable. For schools, commercial buildings, and other facilities with regulatory compliance requirements, our assessments and reports are conducted to meet the applicable standards. Contact us to discuss your specific compliance needs.
How do you handle large commercial buildings or multi-building campuses?
We scope commercial assessments based on the building size, occupancy type, and nature of the concern. For large buildings or campuses, we discuss the assessment plan with the building owner or manager before work begins to ensure the scope is appropriate for the situation. Call (561) 400-0929 to discuss your specific property.
