A standard home inspection checks a lot of things, but it is not designed to find hidden mold, identify elevated moisture in building materials, or detect airborne spore counts that indicate concealed contamination.

Frequently Asked Questions

Does a standard home inspection cover mold?
A general home inspector will note visible mold growth if they see it, but mold assessment is not the primary scope of a general inspection. Home inspectors are not licensed mold assessors under Florida Statute Chapter 468, do not typically use moisture meters or thermal imaging for systematic moisture mapping, and do not collect samples for laboratory analysis. A dedicated mold assessment by a licensed FL Mold Assessor provides a level of analysis that a general home inspection cannot.
How long before closing should I schedule a mold assessment?
Schedule as early in the inspection period as possible — ideally at the same time as or immediately after the general home inspection. This gives you maximum time to negotiate repairs, request remediation, or exercise your inspection contingency if findings are significant. We can typically schedule within a few business days. What if mold is found during the pre-purchase assessment?
The finding is documented in a written report with laboratory data, scope of contamination, moisture source identification, and recommended remediation scope. You then have the information to negotiate a price reduction, require seller remediation before closing, or make an informed decision about the purchase. The report is yours to use as you see fit in the transaction.
