South Florida has one of the highest renter populations in the United States. Mold disputes between tenants and landlords are common — and they escalate quickly when there is no credible, independent documentation of what is actually present in the property.

Whether you are a tenant concerned about habitability, a landlord responding to a mold complaint, or a property manager trying to resolve a dispute before it becomes litigation, an independent assessment from a licensed mold assessor provides the documentation that moves the situation forward.

InstaScope® on-site detection — with the field experience to read it. We use the InstaScope® direct-to-result airborne mold detection system across all property types — condos, single-family homes, and large commercial buildings. But the instrument is only part of the equation. After years of assessments across thousands of South Florida buildings, we know what the readings mean in context. A result that indicates a serious problem in one building type may read differently in another. That pattern recognition, built from real-world field data across South Florida’s diverse building stock, is what makes the difference between an experienced assessor and someone who just owns the equipment.

What an independent mold assessment provides:

  • Objective documentation of what mold is present, where it is located, and at what levels — not an estimate, a finding backed by laboratory data
  • Moisture source identification — establishing whether the mold resulted from a maintenance deficiency, tenant behavior, building defect, or conditions outside either party’s control
  • InstaScope® airborne readings throughout the property to establish whether elevated spore counts are present in occupied spaces
  • Written report suitable for use in Florida Department of Agriculture complaints, small claims proceedings, circuit court litigation, or mediation
  • Documentation of whether conditions meet Florida habitability standards under Florida Statute Chapter 83

For tenants

If you are a tenant experiencing mold in a rental property and your landlord has not responded adequately, a written assessment from a licensed FL Mold Assessor establishes the factual record you need to exercise your rights under Florida law. Our report documents what is present, whether it creates uninhabitable conditions, and what the likely source is — giving you credible documentation for a complaint or legal proceeding.

For landlords and property managers

If you have received a mold complaint from a tenant, an independent assessment protects you. It establishes what is actually present rather than relying on the tenant’s characterization, identifies the cause, and documents whether the conditions were created by a maintenance deficiency or tenant behavior. In Florida’s rental market, prompt independent documentation is the most defensible response to a mold complaint.

South Florida’s rental market context

We have assessed mold conditions in rental properties throughout South Florida — single-family rentals, condos, apartment complexes, and commercial tenant spaces. The moisture and building science patterns vary significantly between older CBS construction in West Palm Beach, newer developments in Port Saint Lucie, and coastal condo buildings in Jupiter and Hobe Sound. That regional experience matters when it comes to identifying the actual cause of the conditions.

Frequently Asked Questions

Can a tenant hire their own mold inspector in Florida?
Yes. Any person can hire a licensed Florida Mold Assessor to inspect a property they occupy or have access to. Florida Statute Chapter 468 governs mold-related services, and a licensed mold assessor’s findings and written report are admissible in Florida legal proceedings. Coastal Air Assessments holds FL Mold Assessor License MRSA2944, verifiable through the Florida DBPR.
Can a landlord require their own inspector to handle a tenant mold complaint?
A landlord can hire their own inspector, but the inspector’s findings carry more weight when the assessor is independent — not affiliated with the landlord’s preferred remediation contractor. Coastal Air Assessments performs assessment only, with no remediation license and no contractor affiliations. Our findings reflect what is actually present, regardless of who engages us.
What does Florida law say about mold in rental properties?
Florida Statute Chapter 83 governs residential tenancies and requires landlords to maintain rental properties in a condition that meets applicable building, housing, and health codes. Persistent mold growth that creates uninhabitable conditions may constitute a material breach of the lease. Our assessment report documents whether the conditions present meet or exceed habitability standards and identifies the probable cause — information relevant to both parties in any dispute.
How long does the inspection take and when do we get the report?
Most residential property assessments take 1–2 hours on-site. Laboratory results are returned within 2–3 business days and the written report follows shortly after. If a dispute is time-sensitive, call us directly at (561) 400-0929 and we will work to schedule and complete the assessment as quickly as possible.
